Another unique assignment was selling 102 Broadway—for many years the location of Straus Clothiers. Straus had left downtown Fargo to locate in the vicinity of Fargo’s regional mall. Bob Swenson, a local real estate attorney had researched the property and determined that it would be difficult to sell, lease, or manage the property because there were a number of elderly beneficiaries—many with interests as small as 2.5/45ths. At the time of sale to Doug Burgum, there were 25 beneficiaries including Yale University. Attorney Swenson petitioned the court to partition the partnership. Our firm was appointed the broker and receiver. The proceeds were split among the remaining and growing number of partners. The remodeled building now houses retail, state of the art offices, and a green rooftop.
